00:00A major decision is looming that could transform a key site in Bristol's Temple Quarter.
00:06Next week, Bristol's City Council will vote on a proposal to redevelop part of Silverthorne Lane with a revised scheme known as the Iron Works.
00:16Development Studio Hive is seeking permission to build 434 new build-to-rent flats, an increase of 63 homes compared to the 371 previously approved for the site back in 2021.
00:35The updated plans include five blocks, rising up to 14 storeys, offering one, two and three bedroom apartments.
00:43But, despite the scale, only 16 parking spaces are proposed, with developers instead emphasising walking, cycling and access to Bristol's Temple Mead station.
00:56The scheme also promises over 1,500 square metres of commercial space for shops, cafes and workspaces, alongside a new canal, side public walkway on the feeder, a new ferry stop and nearly 100 new trees.
01:12This is part of the wider Silverthorne Lane regeneration project, a £375 million transformation that includes a new secondary school, student housing and the University of Bristol's Temple Quarter campus.
01:28The Bristol Civic Society has welcomed improvements to the public realm and recognition of the site's industrial heritage through questions from Maine about the height and density of the new buildings.
